Design

The building is an extension to an apartment/office complex which has been finished by asp-architects in 2002. Our considerations were: How will we deal with the existing building? Will the new building be a formal alignment to the complex, in order to create a harmonic appearance? Or will it be an outstanding structure with minimal references to the existing cluster of buildings?

 

Preferably all those considerations have to match with the new design. The building has to be autonomous and confident.  It is also a self‐evident continuation to the existing building. It forms a new head facing PI Road to the north side of the island, while there are a lot of formal congruities with the existing  building: the white cubic blocks of the apartments, a long curved wall, a broad shading roof, huge glazing (with sophisticated light control) and large green terraces. Referring to the existing, the structure consists of massive white slabs and cubes, while the inner parts are clad with dark brown tiles. This creates an attractive alternation of exposed and shaded surfaces.

 

The Hybrid

First and second floor is used for 5 Apartments in 3 different sizes. The roof floor is split into a dining area and an office area. All facilities are surrounded with broad green terraces.  There is extra space within the floor construction for an additional humus layer on the terraces.  This additional space is a raised floor in the offices and will be used for technical equipment and wiring. On one side the terraces create patio‐like intimate space (towards the east side, due to the neighbor building) and on the other side there is an open “sundowner terrace” with a view to  the West. Light control within the glazed roof top is provided by integrated louvered blinds. The conference room is prepared for at least 22 participants and will be equipped with all necessary technical requirements. The roof is shaped to store technical equipment and to accommodate solar panels, the size of 420m2, with a performance of 66kWp.

There is also a semi‐public passage (for  employees) from PI Road to Bayview Drive
